An exit device has one job for Dallas businesses: let people out in one push.

A panic bar, or exit device, unlatches a door when someone pushes the bar, so anyone inside can get out without a key or knowledge of how the door works.

  1. PushThe bar is pressed and the latch retracts.
  2. SwingThe door opens outward with no key or code.
  3. LatchThe closer brings it back and the latch catches.

When any of those three steps fails, you have a problem in both directions. A bar that sticks can slow people down in an emergency. A door that won't latch leaves the building open after hours, and many owners end up chaining or blocking the door, which creates a much bigger problem.

Fast Local Locksmith installs, repairs and adjusts exit devices across Dallas for business owners, office managers and property managers. We find what's actually failing, whether that's the latch, the rods, the strike or the closer, and fix it so the door opens in one push and locks when it closes.

Dallas commercial doors use three main types of exit device.

Knowing which one is on your door tells us where it's failing.

Here is what most business owners don't realize about panic bars. The bar you push is only part of the device. On some doors the latch is right at the edge. On others, rods run up and down inside or along the door to latch at the top and bottom. A door that won't lock is often a rod or strike out of adjustment, not a broken bar.

We service exit devices at commercial addresses across Dallas, from Uptown office buildings to restaurants and retail centers in Garland, Mesquite and Grand Prairie, without a minimum commercial contract requirement. We ask about the door before we arrive so the right parts come with the technician.

Panic or fire exit hardware is required on many exit doors in assembly, educational and some high-hazard spaces, and is common on restaurant, retail, office and warehouse exits across DFW. Single rear doors usually carry rim exit devices. Pairs of doors often use vertical rod devices so both leaves can open without a center post. Storefronts and high-traffic entries sometimes use mortise exit devices for a cleaner, more durable latch.

  • Rim exit devices.

Latch at the door edge into a strike on the frame. Common on single doors.

  • Vertical rod devices.

Rods latch at the top and bottom. Common on pairs of doors.

  • Mortise exit devices.

Latch housed inside the door. Durable for busy entries.

What it actually looks like when we fix an exit door that won't latch.

Every exit device call starts with two questions: what type of device, and what the door is doing.

What makes the difference between a door that's fixed and one that fails again next month comes down to finding the real cause, and keeping the exit usable through the whole job.

Find why it fails

A pair of rear doors that won't stay locked is often a vertical rod problem. Bottom latches drag on the floor and bend, rods slip out of adjustment, and the top latch stops catching its strike. The technician checks the bar, the latches, the rods, the strikes and the closer, because a weak closer can also stop a good latch from catching.

Fire doors play by stricter rules

Exit devices on fire-rated doors must be listed fire exit hardware and can't be held open by mechanical dogging. Replacement parts and devices have to match the door's rating, and labels on the door and frame shouldn't be removed or painted over. We check for the rating before we change anything.

Why authorization comes first

An exit device is part of how your building is secured, so authorized access verification, confirming the person requesting the work has legal authority over the property, is completed before any hardware is touched. Property management credentials, a business name matching the lease, and a matching photo ID.

That combination, the real cause found and the exit kept usable, is what keeps an exit door fix from turning into a repeat call or a code problem.

Property managers get exit doors fixed before an inspection finds them.

One call covers repair, adjustment or replacement across your properties.

Property managers hear about exit doors from tenants, cleaning crews and fire inspections. A door that sticks, won't latch or has been chained by a tenant needs fixing quickly, and you shouldn't have to explain the building every time.

Here is how we handle it. When you call, our dispatcher takes the address, which door, and what it's doing. If you have an inspection notice listing the door, have it ready. We bring parts for the device type you describe and confirm the fix with a push, latch and close test.

If a tenant has chained or blocked an exit because it won't lock, we fix the latch so the door can secure properly without blocking the way out.

If you manage multiple commercial properties across Dallas, strip centers, office suites or mixed-use spaces, we can note your account in our dispatch system. That speeds up verification on repeat calls.

  1. Step 1

    Call and describe the door

Call 469-300-5525. Our dispatcher takes your address and asks what the door is doing and what kind of bar is on it. If you're not sure, describe it: single or double door, latch at the edge or rods running up and down. That tells us which parts to bring.

  2. Step 2

    On site check and authorization

When the technician arrives, authorized access verification happens first, with your photo ID and a property management agreement, business license or commercial lease. Then the bar, latches, rods, strikes, closer and any fire rating are checked to find the real cause.

  3. Step 3

    Repair, adjust or replace

Many problems are fixed by adjusting rods and strikes or replacing worn latches. If the device is beyond repair or the wrong type for the door, we explain the replacement options before installing one. The exit stays usable from the inside throughout.

  4. Step 4

    Push, latch and close test

Before the technician leaves, the door is opened with a single push, allowed to close on its own, and checked to latch every time. Any outside trim or key cylinder is tested too. If the closer is part of the problem, we tell you and give you the option to fix it on the spot.

Panic bar and exit device questions we hear most.

Does my business need panic bars on its exit doors?

It depends on how the space is used and how many people it holds. Building and fire codes require panic or fire exit hardware on many exit doors in assembly, educational and some high-hazard spaces. Your local fire marshal or building official decides what applies to your space. We can install, repair or replace the hardware once you know what's required.

Why won't my panic bar door latch or stay locked?

The usual causes are a latch or strike out of alignment, vertical rods out of adjustment, a bent bottom latch, a worn latch bolt, or a weak door closer that doesn't pull the door fully shut. Most of these are repairs or adjustments rather than a full device replacement.

Can I lock a panic bar door from the outside?

Yes. Many exit devices accept outside trim, such as a lever or pull with a key cylinder, so the door can be locked and opened from outside while still opening freely from inside. Keyed or keyless outside trim can often be added to an existing device.

Can I chain or padlock an exit door at night?

Chaining or padlocking a required exit while the building is occupied blocks the way out and is a serious fire code violation. If the door won't secure properly, the fix is to repair the latch so it locks from outside and still opens freely from inside. Check with your fire marshal about rules for unoccupied hours.

How much does panic bar repair or installation cost?

Repair costs depend on the device type and the failed part. Adjusting rods or replacing a latch costs far less than a new device. Installation depends on the device type, the door and any outside trim. Call 469-300-5525 with your door details for a quote.

Do property managers need a contract to have exit devices serviced at multiple properties?

No contract is required. Property managers can call as needed across multiple Dallas area locations. Dispatch can note your account information to speed up the authorization verification step on repeat calls. No retainer, no minimum call volume.
